Rat Control Prices for Flats vs Houses - Why Do They Differ?
Two prices, £50 apart. This is what each one includes, how we decide which applies, and the things that are not in either figure.
What Both Prices Include
A survey before anything is treated. Bait or traps placed against the runs in tamper-resistant housings. A follow-up visit to confirm activity has stopped and check nothing has died somewhere awkward. A straight account of where they were getting in.
Nothing in that list is optional or charged separately. The follow-up in particular is part of the job, not a second call-out that appears on the invoice afterwards.
How We Decide Which One Applies
It is the building, not the tenure. A flat is a single-storey dwelling within a larger building, whether you own it or rent it. A house is anything with its own roof, its own ground floor and its own outside perimeter, including a maisonette with its own front door and garden.
Where a property genuinely sits between the two, we will tell you which we are treating it as and why, before the visit is booked. What does not happen is the figure changing on the doorstep.

What Is Not in Either Price
Proofing, which is £180 for up to an hour and kept separate deliberately. Building work of any kind. Drain repairs. Roofing. Clearing a loft that has been contaminated.
If any of those is what your property actually needs, you will be told, and you will be told in enough detail to get the right trade in. What we will not do is quote pest control for a problem that is really a builder’s.
Things People Expect to Cost Extra, and Do Not
How many rats there are. How long it has been going on. Whether the loft, the cellar or the garden is involved as well as the kitchen. Whether we need to come back a second time. Whether the technician has to move things to reach a run.
None of those change the figure. The price is set by the property type before we arrive, and that is the whole point of publishing it.
Commercial Premises Are Quoted Differently
Shops, units, restaurants and yards are not priced on the domestic flat-or-house scale, because the work is not the same: out-of-hours access, monitors left in place, documentation for your records. Describe the premises when you ring and you will get a figure for it.
Frequently Asked Questions
I own a maisonette with my own front door - flat or house?
Usually the house price, because it has its own roof, its own perimeter and often a garden. We will tell you which before booking either way.
Does a second visit cost extra?
No. The follow-up is part of the price on both.
Is proofing included?
No. It is £180 for up to an hour, separately, so people who do not need it are not charged for it.
