What Is Included

Finding the voids — behind and under the kitchen units, the airing cupboard, the boxing around a soil stack, the loft, the understairs cupboard. Treatment placed inside them and along the runs. Monitoring so activity can be measured. A follow-up to confirm it has stopped.

Also included, and worth more than people expect: being told which of the gaps in your property actually matter. Most of what gets stuffed with wire wool or foam before we arrive is in the wrong place or made of the wrong thing.

What Is Not Included

Proofing the openings, at £180 for up to an hour. Any building repair. Cleaning or replacing contaminated insulation. Removing and refitting kitchen units where something has to come out to reach a void — if that is needed we will say so, and it is your call whether to have a fitter do it.

The Situation Where Price Is the Wrong Question

In a converted terrace or a block of flats, the mice may not be confined to your property. Cavity walls and shared service voids run past several addresses, and a treatment in one flat can move activity rather than end it.

When the survey points that way, spending £190 again in two months is not the answer — getting the freeholder or the managing agent to treat the building is. We will tell you that even though it means we are not booking the repeat visit.

The number of mice. The number of rooms with droppings. Whether it is in the loft as well as the kitchen. How long it has been going on. Whether we come back once or twice.
