Why Do Mice Keep Returning to the Same Property?
Because the property is the variable, not the household. Some buildings get mice every winter regardless of who lives in them and how clean they are.
It Is the Building, Not the Housekeeping
We say this on almost every mouse job, because people are embarrassed and they should not be. Mice need a gap, warmth and a small amount of food. A spotless house with an open service penetration behind the boiler is more attractive than a cluttered one that is properly sealed.
Age and construction matter far more than cleanliness. Older properties, converted flats, terraces, anything with a suspended timber floor, and anything that has been extended have more routes by design.
They May Never Have Left the Structure
This is the part people miss. Mice frequently live in the cavity, the floor void or the ceiling void permanently, and only come into the rooms to feed. A treatment can end the activity you notice without ending the population in the fabric.
Which is why the internal penetrations — under the sink, behind the boiler, at the back of the airing cupboard, at the top of a stud wall — matter more than the outside of the building on a recurring job.

The Seasonal Pattern
Most recurrences are in autumn, and the trigger is temperature rather than anything you did. The same property gets mice in October year after year because that is when the outside population moves towards warmth.
If yours is an annual event, the answer is to proof in summer rather than treat every winter. Rodent proofing is £180 for up to an hour and is a considerably better investment than an annual treatment.
In Flats and Terraces, It Is Rarely Only You
Party walls, shared floor voids, service risers and communal areas connect properties. Mice move between them freely, so a treated flat sitting next to an untreated one gets reinfested.
Ask neighbours, awkward as it feels. Mice in a block are usually a building-wide situation being experienced one flat at a time, and a coordinated approach costs each household less than repeated individual treatments.
What Actually Breaks the Cycle
Treat, then proof properly, inside and out, in the same period — while the survey evidence is fresh and we know which gaps are live. Then remove the food: dry goods in hard containers, pet bowls lifted overnight, and the residue under and behind the units dealt with rather than the crumbs on top.
Properties that do this once generally stop having the problem. Properties that treat every autumn and never proof keep paying every autumn.
Frequently Asked Questions
Is it because my house is not clean enough?
Almost certainly not. Construction and gaps matter far more than housekeeping.
Why does it always happen in autumn?
Temperature. The outside population moves towards warmth, and the same routes are still open.
What breaks the cycle?
Treating and proofing in the same period, inside and out, rather than treating again each year.
